Valuation

Determining the market price of a property is done by appraisers licensed by the state, working as brokers within the structures YAVLENA and YAVLENA IMPACT – the valuation branch related to YAVLENA. An advantage of the appraisers is their knowledge of the market of real estates in detail, as well as their commercial skills in the sales of different sites. Using the available database of information as to the parameters of actually concluded transactions, by means of all known valuation methods, the appraisers determine the market price of the real estates. The valuations are used in mortgage lending, upon the privatisation of sites, disposal of assets, splits between joint owners, revaluation, etc. YAVLENA provides expert opinions and carries out real estate market analyses as per various criteria and following assignment. The fee for the valuation of an apartment of up to 200 sq. m. in Sofia is BGN 140.

In 1993 YAVLENA was granted a license by the state through the Privatisation Agency as a company - legal entity performing valuation activities. More than 100 licensed appraisers work for YAVLENA IMPACT, the core object of its activities being the drafting of valuations for the banks’ needs for mortgage lending.
The team of appraisers working in YAVLENA has prepared a huge number of real estate valuations and has participated in both valuation of individual sites and in valuations of businesses. There are also a lot of expert opinions and real estate market analyses for individual towns and complete regions, including a wide range of elements and conditions.
The strength of YAVLENA's valuation team is the extensive experience in real estate valuation and the possibility of the assignor of the valuation to sell the property at the price offered by the appraisers.
The valuation structure YAVLENA IMPACT is the biggest valuation company in Bulgaria.

YAVLENA utilises all methods used in valuation. Particular focus is given to the market method “Comparative sales” and the “Revenue method”, thus increasing the possibilities for the realisation of the sites and their potential sale. YAVLENA applies all standards approved by the state, the Appraisers' Association and TEGOVOFA.
