The obligations of the Agency to the owner of the property offered for sale include:

- viewing of the property;
- advice as to price and possibilities for sale;
- clarification of the procedure for offering and conclusion of a transaction;
- conclusion of a brokerage agreement;
- viewings with potential buyers;
- organisation of meetings between the owner and the potential buyers

To the potential buyers the Agency undertakes the following obligations:

- meeting to specify the parameters of the demand;
- conclusion of a brokerage agreement;
- arrangement and performance of viewings;
- organisation of a meeting with the property owner;
- review of the ownership on the day of conclusion of a preliminary agreement for the purchase – sale of the property, as well as on the day of the notarised transfer of the ownership.

The obligations of the Agency to both the seller and the buyer include:

- preparation and conclusion of preliminary purchase – sale agreement;
- organisation of the notarised transfer of the ownership;
- ensuring the security of the payment and exchange of notary deed and money.

YAVLENA's offices in the country, as well as its contacts with the partner agencies, are prerequisite for the full coverage of the needs of our clients.

The brokerage fee charged by the Agency upon purchase – sale of a real estate is 3% of the transaction price and is payable upon the signing of a preliminary purchase – sale agreement.
