Rentals

The responsibilities of the Agency towards potential Lessors include:
- property inspection and consultations with the owner to sepcify rent and terms;
- inspection fo title deeds;
- contract with the owner ensuring possible offer of Agency clients to other agencies; договор

- inspections with potential tenants.

The responsibilities of the Agency toards Tenants are:
- meeting to specify looikng and renting parameters;
- execution of brokerage contract with a Tenant to include the specified parameters;
- inspection of premises meeting specified parameters.

The responsibilities of the Agency toawrds the Lessor and the Tenant include:
- participation in negotiations between the parties;
- Agreemenet of lease terms;
- Execution fo a lease contract.

Yavlena Agency charges the following brokerage fees for property lease: 50% of the monthly rent payable at lease contract execution. For monthly rents up to $100 the fee amounts to one month’s rent.

Houses

The main parameters for renting houses are: location and application, accessibility and communications, environment and neighbors, furniture and equipment; possibility for security guard, heating means, luxury and style, what is included in the rent.

Offices

Pursuant to current legislative requirements, the office status of the property is of utmost importance. Part of sepcific characteristics are: location, visibility, communications and approach; parking space for employees and clinets; security – guards and alarm system; number of lifts and accessibility, environment and neighbors; degree of luxury and furnishing, structural cables, number of phone lines and possibility for installing new ones; air conditioning and ventilation of premises.

Office buliding parameters include: location and image of the building, degree of luxury, furniture and equipment, what is included in the rent, security and maintenance of common parts, exisiting communications and reliability thereof, parking space for employees and visitors, number of lifts, category A,B,C or possibility of renovation.
