For 13 years now YAVLENA Agency has been working in the area of property management, where the experience gained is mainly in the field of residential properties and commercial areas.
The assigning of the management of a site is made through an agreement between the owner and the Agency. Through the agreement the owner may authorise the Agency to carry out the following:
- conclusion, update and termination of rent agreements;
- receipt of the rent from the tenant;
- payment of common expenses for joint floor ownership;br />
- payment for repairs related to the property and not related to the tenant;
- payment of an amount from the rent to an account specified by the property owner.
The owners are provided with a free of charge consultation on the taxation in the country and their optimum approach for declaring and payment of tax. This is particularly attractive for Bulgarians working and living abroad. The correspondence is via e-mail, and the original hardcopies are sent via registered mail.
The fee for the brokerage service in case of property management depends on the obligations set out in the agreement. It varies between 12 and 15% per month of the received rent. Site for which agreements are concluded have a rent price exceeding 150€ a month. The term of the management agreement is up to 5 years.

After the conclusion of the rent agreement the Agency is obliged to monitor the regular payment of utilities by the tenant – electricity, water, heating, telephone, common expenses, etc.
The Agency takes care of the owner’s interest for the continuation of the renting of the property at the best market price.
The Agency pays a commission fee to the broker securing the renting of the property.
The Agency concludes and terminates rent agreements with full description of the property and its condition in an acceptance – submission protocol.
The Agency advertises the property at its own account in order to find tenants. The Agency notifies the owner in advance as to any conclusion and termination of a rent agreement and describes the conditions and the tenant.
