The types of investments are related to the specific intentions of the buyer. The objectives are normally related to a purchase intended to:
- the development of the business;
- quick resale;
- future increase of the price of this type of properties;
- renting out.

The real estate market in Bulgaria is one of the most dynamic ones in Europe today. The expectations are that it will continue to develop over the next few years in terms of number of transactions and prices.
The security of the ownership in our country is originally guaranteed by the Constitution of the Republic of Bulgaria and a number of other regulations. The people in Bulgaria are particularly sensitive in terms of ownership of a real estate – statistic data indicate that more than 90% of the populated properties in the country are owned. The safety of the real estate transactions with intermediation of YAVLENA is a top priority for the Agency.

Lending for real estate purchases in Bulgaria has increased dynamically since 1998. The number of banks granting loans has increased. At the same time a stable trend for better terms in the granting of loans for the purchase of real estates and reduction of the interest rates is noted.
YAVLENA works with the big Bulgarian banks when loans are required by our clients, while the Agency has concluded agreements for cooperation with banks in relation to advising the borrowers and special deposits in case of deferred payment, for which there is a special Loan Gateway Department within the Agency.

The return on investment upon the purchase of a real estate in Bulgaria is good. The possibility to achieve better return is related to the good choice of a professional broker, aimed at optimising the investment.
The buyer advice as to the actual expected income and profitability of a property, the level of furnishing, equipment and possible improvements are the basis for defining the investment intentions.
The close relation and cooperation between the specialised brokers in the different departments Sales and Rents are prerequisite for the good choice in case of investment and possibility for renting out.
